Combining the best of technology yet living close to nature.  This community will provide a "step out" solution allowing people to leave their job and bills behind. With housing, ultra pure clean food, and meaningful work people can move beyond "pay for survival" corporate life and grow, create, and live well seeking their highest purpose and self expression.

Why Most Intentional Communities Fail... ...and Why This One Was Designed Not To.

Every year, people with good intentions come together hoping to build a better way of living. Most don't last. Not because their dreams were wrong. Because the structure couldn't support the dream. We spent years studying why communities succeed—and why so many quietly disappear. Every alternative building workshop was a short term community.

This project was designed from the ground up to solve those problems before they happen. Built on a Sustainable Economy. Most communities ask people to move in first and hope the finances work themselves out. We do the opposite. Founder Stays create the infrastructure first. That infrastructure creates ongoing income through community jobs, maker spaces that produce goods for sale, and vacation/retreat rentals. Only after the community is financially stable will permanent residents be invited. Housing, jobs and clean food will be ready for you. All the long term successful communities function like intentional neighborhoods full of friends.  This is necessary step until consciousness grows beyond a commercial usury money mindset.

Clear Governance. No hidden leadership. No personality cults. No endless meetings. Our legal structure, decision-making process, property is held in trust and not controllable or sellable by any one person or small group and responsibilities are clearly defined before anyone joins as a resident. People know exactly how decisions are made.

I spent over thirty-five years building homes as general contractor and installer of HVAC Electrical and Home Automation Systems.

Eventually I realized I wasn't building the life I actually wanted.

So I walked away to live an extreme retirement lifestyle.

For the last decade I've been living off-grid, experimenting, building, teaching, and proving another way is possible.

This project is everything I've learned brought together into one place. 

Now, I realized its time to build the word I want to see. To leave this earth a better place than I found it.

I stayed at the Terlingua permaculture project for the summer break hoping to get out of the books and get practical experience.  There was so many things I learned about growing food.  I had no idea it was possible to grow food without pesticides and fertilizer. I even got to put together a solar power system for an RV.  I probably learned more practical skills from Daniel than I did in college the last two years.

I absolutely love it in the desert.  When I arrived I was expecting to be camping.  What a pleasant surprise to find find all the modern comforts. Air conditioning, hot showers, a comfortable bed, fast internet, movie nights, organic from scratch meals and long nights talking about everything.  Everyone was on a spiritual journey. It was non stop sharing and learning from everyone.  I wish I could live like this.  Somehow going back to my old life seems empty now.  When a job opens up at Terlingua I'm going to apply so fast!  Thank you everyone!  I miss you all already!

Faqs

What is a founder stay?

A founder stay is purchased by the day and allows you to stay on the site and participate in permaculture and offgrid community building projects.  Its a great way to be part of something meaningful or just unplug and take in the nature.  You say in an off-grid room or small house made of alternative materials like AirCrete or Earth. You can stay each year for the life of the project. Just book any available date and come stay.

Are there any additional fees?

Yes, each stay has an annual maintenance and cleaning fee. This fee pays a full time founder to be onsite and clean the rooms as well as make any repairs necessary over time.  The cleaning fee is $100 per stay plus an annual maintenance fee of $50 X the number of days you funded.  This covers property tax, repairs and replacement of items that wear out like mattresses and future solar system replacement.  Remember your are founding a vision, a beautiful world and a community, not renting a room. These fees pay for members of the community to have full time jobs on this site. As always these fees are tax deductible. Remember you are helping build a vision, not renting a hotel. If you would like to be the cleaner for this project and receive the full $100 per unit cleaned, contact us.

Who owns this project and the land?

The land and property are held in a holding trust and leased to the non-profit organization.  No member can sell the land or receive distributions. 

Governance

The project is directed equally by all its founder members according to the charter document.  A locally run AI serves as board of directors and approves or denies all proposals according to the founding charter and available resources. Any member may submit changes, projects, complaints and the like to the membership and with an 80% approval by members it will be submitted by trustee/secretary to the algorithmic board (AI) for final check and approval or denial.  Project beyond available funding will be placed in que and await funding. All meeting minuets shall be recorded and kept by the secretary and loaded into the AI records. No changes may be made by any member to the AI records regarding charter document.  All records and finance records are available for review upon request from the secretary. Founding secretary shall create standard operating procedures and training for all future holder of the office.  After founding secretary resigns or dies he shall be replace by vote 80% in favor,  Founding secretary may not be replaced nor voted out unless resigned or dies without appointing successor only then may be replaced by 80% vote in favor of anther member. Secretaries voted in may be voted out with an 80% approval vote in favor of.  If Secretaries fail to do their duties according to standard operating procedure, it is any and every members duty to call for a vote of removal before all members. That vote shall require only 3 members to vote in favor of and then the evidence shall be entered into the AI which will determine if removal from office is accepted.   Members who do not participate in voting for 9 consecutive times shall loose their membership. Members who do not pay their annual fees may not vote and may not access founder stays; fees shall not be added together for multiple years and reinstatement occurs with payment of current years fees.  After 2 years of unpaid fees membership is lost and may be sold to another person if sale occurs previous member must rejoin as a new member paying the founder stay fees and pay their annual fees.  Employment, long term stays and permanent residence of the community are governed under private rules which is available only to members and is to be read and signed by new permanent members upon joining. The creation of final community guidelines and bylaws residents will be built out together on a framework that has proven its self.

Can I bring pets?

Yes, but you must pay an additional $75 cleaning fee. We maintain low allergen environments for our members. Rooms having had pets must be ozone treated, specially wiped down, and linens deep cleaned.  Permanent residents may have pets so longs as they are well behaved and stay confided to their owners housing land allotment when not accompanied.

Are Meals included?

At this time Meals for founder stays are generally not included.  Once funding has been reached for water tanks and greenhouses meals will become available.   Until such time, you are provided a cooking area and should bring the food you need or purchase meals from the community or local restaurants.  There are weekly group "pot luck" meals during some seasons. 

Is there a full kitchen in my room?

At this time we have two room with a microwave, mini-fridge, coffee and tea pots and simple dishes, an outdoor charcoal grill and propane burners. We have one cabin with stove and oven and dishes. If you require this please reserve the cabin.  As fund become available we will be building small houses with full kitchens. Until funding targets are met we are glamping/making-do.  Also, one of the top priority projects is the completion of a community kitchen.

How many people can stay?

The rooms can hold two people only.  The cabin can sleep 4 or up to 5 with a single mattress on the floor. You may use your multiple days stay to book multiple rooms and/or the cabin. If your purchased 4 days, you can book 2 rooms for 2 days, 4 nights total used; for example.

Can I stay any date?

You may book any available dates.  We do not guarantee availability as it is "first come first serve." You may stay once for each day/stay your purchased per year.  Additional days may be purchased if available.

Transportation to site

We are located on the back side of Big Bend National Park near Terlingua Texas.  There is no bus service here. Small planes may land on the dirt strip of Terlinga Ranch and pickup arranged in advance. Otherwise you will need to drive in. El Paso (5 hours drive) and Midland international (4 hours drive) airports are the closest.  There is amtrack and bus service to Alpine Texas 89 miles from the site, but transportation must be arranged for that final distance and we do not currently proved that service.

What is weather like in the desert?

April through August it can reach 100+ degrees, but the mornings and nights are magical and comfortable. Later December through late February can get as cold as 18 but often day time temperatures reach 50.  The air is dry and its important to drink plenty of water.  Bring large brimmed hats because the sun is stronger here and people can get sun burned any time of year.

What is there to do in the area?

Scenic drives and trails through the national and state parks. Hot springs, river canoeing, star gazing, McDonald observatory, local restaurants and making quirky new friends, art walks, viva Big Bend, International Chili Cookoff, day of the dead in the ghost town. ATV and bike over hundreds of miles of gravel roads. Horseback riding. Solitude, peace, quiet, meditation, rock hounding, sunsets, moon rises, sample local wild foods.

Are Jobs & housing Available now?

No jobs are available until the the founder count rises to 300 stays. So I can not give a job availability date.  FIRST, At that point we will be hiring a cleaner. This position comes with a small efficiency apartment to live in and performance based pay: $100 per unit cleaning as guest stay. This pay is variable and requires a frugal financially responsible person. SECOND, once the water tank and pump stations and greenhouse are installed and filled with water we will be hiring a full time gardener and grounds keeper. This position will include a small efficiency apartment pay to be negotiated.  The person for this role must have garden experience, and know what permaculture is, and be willing to learn JDAM and Grow Bio Intensive farming. Experience in at least one of these two is preferred, even if just on a back yard basis.  Fertilizers and poison will never be used ever. Training is available.   Third, project promotion and sales.  This position is available now, but is on an independent affiliate program basis. Once 300 founder stays have been sold we can make a small efficiency apartment available for this position. We want engaged people who believe in the vision of a better world.

Can I sponsor a build, project, or buy a home now?

Yes, your can sponsor, co-sponsor any of the projects.  You can also purchase a house built for you by the community.  A sponsored house build will be cost +50% and support the growth of the project.  It must fit into the landscape and be no more than 3 bedroom.

What if I don't have enough money?

Money is value and it comes in many forms.  Barter, labor, trade, jobs ect.  We can make trades and payment plans but it will have to be discussed on a per case basis.  The best option is to wait for paid positions to becomes available.  The goal of the community is to bring together like minded productive people and provide a way to step out of the existing world system and into housing and jobs that are meaningful, positive, supportive, and tribe-centric. 

Why is the location so remote?

This location is beautiful, clean, quiet on the back side of the Big Bend National park.  There are few jobs and no real economy here.  However, its mostly clean of EMFs, city pollutions up-wind, and it in a place where officials do not try to control and permit everything.  The desert is dry with few bugs and airborne mold. We want to build a community that is 80% or more self sufficient. The solitude offers personal growth and also a test for people who are not willing to give up "normal." Its also what we have to work with at this point.  When successful we will start other projects in suburban areas.  Baby steps first, then we run once a proven system exist.
