What Is The Real Cost Of Home Ownership?

At the coffee shoppe we had an interesting conversation about what it really cost to own a tiny house.   Basically it went like this.  Time is the primary currency in life.  When you break down the basic cost of owning a home you have cost and energy.  So then the question what is the most efficient use of our time.  Is paying other people to do the work and paying a bank interest the best choice we can make for ourselves?

To put this into prospective think about this.  A tiny trailer house cost $35,000.  $37,887 with tax if you pay for it with cash. So a person making $8 per hour will have to work 4,736 hours to pay for this tiny trailer house. If you work 8 hours per day on average then you will have to show up at a job 591 days of your life when you would probably prefer to do something else.

Taking this a step further lets consider what happens when you get a mortgage.  Using a simple interest calculator we see that if you finance this house for 30 years at 3.875% interest you end up paying $81,930!  Wow!  that is 10,241 hours of your life or 1280 days that you MUST be at work just to have a place to lay your head.

One alternative would be to take some time and learn the skills to build your own house and use a material that is cheaper.  One such material is aircrete.  You can make your own building material then build a home similar in size to the tiny trailer house and move in for $9,000.  $10,000 if you want to include appliances.  This structure would cost you 1250 hours of your life or 156 working days. That leaves you 209 days in the year to do something that you want to do!

Now, the next expense with a home is energy use.  A conventional home averages $150 per month and a trailer will run over $200. That is $2,400 per year. An aircrete dome with an active/passive cooling and heating system will cost you around $45 per month as long as you are not in an extreme environment. That's $540 an $1,800 dollar difference.  I'm pretty sure you could find an airplane ticket to most anywhere for that savings.  I mane you are going to need something to do with all that extra time!
